A site-specific programme
We shape the programme around the compliance schedule, O&M manuals, equipment requirements, operating conditions and available service history. The result is a documented plan with clear visit frequencies, responsibilities and boundaries.

Typical service rhythm
Quarterly, six-monthly and annual visits are a common structure. The final frequency always follows the building’s equipment, compliance schedule and agreed service scope.

The final asset list is confirmed site by site. Air360 can bring routine mechanical maintenance, operational checks and compliance-related tasks into one coordinated programme.
What a routine visit does
Confirm access, review the asset list, compliance-schedule procedures, earlier service records and any open issues before attendance.
Check the agreed equipment, its condition and operation against the planned tasks for that visit.
Complete scheduled preventative tasks, including routine cleaning agents and lubricants where required by the agreed scope.
Document the date, work completed, faults found, remedies applied and recommendations for follow-up.
BWOF & Form 12A
A Building Warrant of Fitness is the owner’s annual declaration on Form 12. It confirms that the inspection, maintenance and reporting procedures for the building’s specified systems have been met. The declaration is supported by Form 12A certificates from the relevant IQPs.
Engages the required IQPs, keeps records and supplies the BWOF and supporting Form 12As to the council each year.
Certifies only the specified systems and procedures within their registered scope after the requirements have been fully met.
Mechanical ventilation or air-conditioning certification where Air360 is engaged and authorised for that system.
Air360 does not certify every specified system in the building. We can issue Form 12A only for the SS9 scope for which Air360 is registered and only when the required procedures and supporting records demonstrate full compliance for the relevant period.
From schedule to certification
Form 12A is the end of a documented process—not a last-minute inspection. Air360 structures the year so required work, evidence and follow-up remain visible.
Start with the compliance schedule, O&M information, asset list, service history and the way the site operates.
Set quarterly, six-monthly, annual or other required visits around the actual equipment and prescribed procedures.
Complete the scheduled work and maintain clear service evidence throughout the 12-month BWOF period.
Identify missed procedures, defects or remedial work early. Repairs and additional work are scoped and quoted separately.
Where Air360 is the authorised IQP and every relevant procedure has been met, issue Form 12A for the registered SS9 scope.
